RICS 'HomeBuyer Reports' provide homebuyers with a concise report on the condition of a property's external fabric, internal finishes, services and structural integrity. The report highlights matters needing urgent attention or further investigation that might affect value and also includes a valuation, insurance re-instatement cost and summary of the Surveyor's overall opinion. These reports are generally used for newer homes in average condition with older more neglected or complex properties being better served by a Building Survey

Home Condition Reports
A 'Home Condition Report' provides concise information on the condition of a property's external fabric, internal finishes, services and structural integrity. The report highlights matters needing attention or further investigation and is best suited to modern conventionally built homes in reasonable condition. - Unlike the more comprehensive 'RICS Homebuyers Report' a Home Condion Report does not include a Surveyor's valuation or insurance re-instatemenet cost. but an existing home owner or intending buyer will be left more informed about the property's overall condition and weaknesses.

Building (Structural) Surveys
Building Surveys are detailed reports concerning the condition of a property and are usually advised for properties that are older and/or in a neglected or dilapidated state. The report identifies structural and element defects, makes comment on advised remedial work and provides an estimated guide on likely costs to put matters back in good condition. - A valuation is not included but can be requested separately -

Leasing - Condition and Dilapidation Reports
Before undertaking a lease on any property, (Factory, shop, office or home) the Landlord and Tenant should ideally establish and agree on the condition of the property prior to the lease inception. Commissioning a 'Schedule of Condition' from a Surveyor provides this information in a detailed report.
At the termination of the lease a 'Schedule of Dilapidation' is carried out which then enables both Landlord and Tenant to compare differences in the two documents and agree or otherwise on any damages or neglect that may be attributable to the tenant's occupation over the lease period.

Aerial Land & Roof Surveys
NHA Surveyors are Chartered Building Surveyors regulated by RICS and authorised by the Civil Aviation Authority as commercial operators of Unmanned Aerial Vehicles (UAVs). Drones fitted with 4k resolution video cameras provide building owners and contractors alike with a safe and effective way of determining the current condition of hidden building elements and roof surfaces and to identify remedial work.

Planning Applications
With the exception of defined 'Permitted Developments' (set out in current Planning Regulations) any proposed new development, additions or alterations to existing buildings and in certain cases, 'changes in use' will first need to obtain approval from your Local Authority Planning Department. - Planning Approval is however separate from Building Approval and construction should not be started without first checking whether Building Regulation Approval is also needed. (see tab below)

Building Regulations Approval
You usually need Building Regulations Approval if you
- Put up a new building
- Extend, rebuild or alter an existing building
- Install services.
- Install foul water and rainwater below ground drainage.
- Replace windows.
- Install fuel burning appliances.
- Replace a roof
Application are made with the Local Authority Building Control Dept or alternatively with an approved 'Private Inspector'.
